John J. Premo has focused his practice on real estate, tax appeals and general business matters. Mr. Premo has extensive experience in negotiating and drafting purchase agreements, commercial and residential leases and financing instruments. He has counseled clients in the sale and acquisition of vacant land, office buildings, retail centers, hotels, industrial and commercial buildings, and residential properties. He has negotiated and drafted construction agreements, managed the draw request process, and resolved discrepancies arising out of construction. He routinely prepares documentation for partnerships, limited liability companies and corporations. Clients have relied on his ability to negotiate governmental incentive packages, including tax incremental financing projects. His practice includes the foreclosure of mortgages and the preparation of documentation associated therewith. He has drafted condominium master deeds, easements and other declaratory documents associated with the development of a project.
He also specializes in commercial property tax appeals, an area of practice that requires analysis of income statements, market values, valuation practices and appraisals. He has successfully challenged the assessments of commercial, industrial and retail properties, apartment buildings and golf courses.
Prior to embracing his passion for the law profession, Mr. Premo was a commercial real estate broker with the Equis Corporation. While at Equis, he routinely performed market research for assignments and prepared informative summaries reflecting a property’s position in the market.
Mr. Premo received a B.S. from Michigan State University in 1990 and a J.D. from Thomas M. Cooley Law School in 1996. He is a member of the General Business and Real Property Law sections of the State Bar of Michigan, a licensed real estate broker and certified mediator. He prides himself on adding value to his client’s matters whether from a transactional, operational or general business perspective.
